We’ll order a land survey and bring in any required consultants for your property and region. Once we've done the groundwork, you’ll sit down with your designer for a needs assessment to explore your lifestyle, preferences, and goals. From there, we’ll present design options tailored to reflect your vision and requirements.

4-7 months

Permit

We’ll take care of all the permits, utilities, and city requirements, handling everything from preparation to submission to make the approval process as smooth as possible.

3 to 4 months with Municipality

Finish Selection

While we wait for permits, we’ll begin to bring your home to life–working with you to choose fixtures and finishes from our catalogue of timeless and tested standard finishes, and designing custom millwork that reflects your needs and style.

Concurrent with Permitting

Budget

With the final design complete, we’ll provide a fixed-price budget tailored to your selections, reflecting any upgrades. This meeting is like the checkout—where we make decisions on what’s included or adjusted.

Groundbreak

With everything in place, we’ll start building your home. Our site supervisor will be in touch regularly to keep you updated on progress and schedules.

Lock-up

Your home’s structure is now fully enclosed, with the roof, windows, and doors installed. This secures the building and protects it from the elements.

Finishing

It's time for the home to come together. At this stage, you will start seeing all of the wonderful finishes and millwork you selected and your Smallworks house will transform into a home.

Hand-off

After thorough inspections, we’ll address any deficiencies to ensure everything meets our standards and yours. Once your home is move-in ready, we’ll give you a personal tour, review your home warranty, and hand over the keys.
