Wall Oven, Cooktop, and Hood Fan

Cooking spaces are outfitted with the versatile Fulgor Milano 24″ Multifunction oven, paired with a Fulgor Milano 24″ gas or radiant cooktop. Ventilation is provided by the AEG Perfekt Glide 24″ Built-In Range Hood. Additional upgrades include options like integrated or exposed hood fans and built-in microwaves.

DishDrawer

Each home features a Fisher & Paykel Single DishDrawer, designed for compact efficiency. For a more seamless aesthetic, homeowners can upgrade to fully integrated dishwashers with custom panel fronts that blend perfectly with surrounding cabinetry.

Washer and Dryer

Laundry areas are equipped with a Blomberg 24″ compact front-loading washing machine and an electric air-vented dryer, ensuring dependable performance in a space-efficient design. For added practicality, custom millwork can be added to the laundry area as an upgrade.

Building Systems

Smallworks homes are built with efficient and reliable mechanical systems. Hot water and main-floor heating are powered by a 50-gallon ComboMax Ultra electric boiler, while the upper floors are heated with Smith’s Heating Edge hot water baseboard heaters. Bathrooms include a ceiling fan for ventilation, and homes are outfitted with fire sprinklers for safety. Additional features include one exterior hose bib and a gas BBQ outlet. Upgrades like NuHeat cable mats for heated tile floors offer added comfort.

Low Voltage Systems

Each home includes a comprehensive communications and media package, with a structured cable box, phone distribution block, and pre-wired phone, data, and cable points. Doorbells are standard, and homes are prepped for security with rough-ins for an alarm system, motion detectors, contact sensors, and security pads. For enhanced connectivity, low-voltage cabling between the laneway house and main house is available as an upgrade.
