This 640 square foot laneway home is the perfect little East Van pad. The clever layout holds an open living / dining area on the main floor, with a powder room as well as laundry facilities. One other important thing to note is the emphasis on a dedicated entryway. We’re always tweaking the design of our homes to be both elegant and welcoming, and this entryway checks both of those boxes. It’s a place to not only hang your coat up, but also to welcome guests without having them walk directly into the living area, as is the case in most condos.
Upstairs there is a large landing that could function as an office, den, or even a cozy living area for watching movies if the occupants decide to devote the entire downstairs to hosting large dinners on a long table. The full bathroom upstairs has a unique hand laid mosaic. The bedroom has a balcony with stunning views of downtown Vancouver.
On the exterior, we went with James Hardie lap siding and a metal roof, due to the close proximity of a hydro transformer, which dictates that exterior materials must be non combustible.
All in all – we’ve brought both the client’s desires for a powerful renter, and the design experience of over 200 homes together to thoughtfully include quite a lot into another beautiful small home.
